By making a reservation at the property, the guest fully accepts the following terms and conditions:

1. Reservation and Payment

The reservation is considered confirmed only upon receipt of payment as specified. The balance must be paid within the indicated deadlines unless otherwise agreed.

2. Check-in and Check-out

Check-in: from 15:00 Check-out: by 10:00

Any requests outside these hours must be agreed in advance and may incur additional charges.

3. Number of Guests  

Only the number of guests specified at the time of booking is allowed to stay. Hosting additional people without prior written authorization is not permitted. In such cases, the property reserves the right to terminate the stay without refund.

4. Identification and Legal Requirements

All guests must provide a valid identification document for registration with local authorities, as required by Italian law.

5. Tourist Tax  

The tourist tax is the responsibility of the guest and must be paid according to the indicated procedures.

6. Security Deposit and Damages

The property reserves the right to request a security deposit. Any damage to the property, furnishings, or equipment will be charged to the responsible guest. This includes damages caused by improper use, negligence, or failure to comply with the house rules.

7. Use of the Property

The property must be used exclusively for tourist accommodation purposes. The following are strictly prohibited: parties or unauthorized events behavior that may disturb neighbors, illegal activities. In case of violation, the property may immediately terminate the stay without refund.

8. Noise and Respect for Neighbors

Guests must respect local quiet hours and general neighborly conduct (typically 11:00 PM – 8:00 AM).

9. Pets :

Allowed only small size and upon request.  Unauthorized pets may result in termination of the stay.

10. Liability

The property is not responsible for: loss, theft, or damage of personal belongings interruptions of utilities (electricity, water, internet) beyond its control force majeure events

11. Security

Guests are responsible for properly securing the property during their stay. Negligence (e.g., leaving doors open, losing keys, etc.) may result in additional charges.

12. Cleanliness and Property Condition

The property is delivered clean and must be maintained in reasonable condition. Excessive dirt or improper use may result in additional cleaning fees.

13. Cancellations and Modifications

Cancellation policies are those stated at the time of booking. Modifications are subject to availability and may involve price changes.

14. Access to the Property

The owner or authorized personnel may access the property, with prior notice, in case of urgent needs or maintenance.

15. Acceptance of Terms

By confirming the reservation, the guest declares to have read, understood, and fully accepted these Terms and Conditions.

16. Security Systems and Access Responsibility

Guests are responsible for the proper use of access systems (keys, codes, etc.). Sharing access with unauthorized third parties is strictly prohibited.

17. Penalties for Violations

The property reserves the right to apply financial penalties in case of: undeclared guests smoking where prohibited violation of house rules

18. Loss of Keys / Devices

Loss of keys or access devices will result in charges covering replacement costs (including lock replacement if necessary).

19. Early Termination of Stay

In case of serious violation of these terms, the property reserves the right to terminate the stay without any obligation to provide a refund.
